The other honest caveat is that it thins over time. Without rhizomes it cannot refill worn areas, so plan on overseeding every second or third autumn in the traffic lanes. That is a bag of seed and an afternoon, not a crisis, but nobody mentions it at the sale. Brown patch is the disease to watch, and it shows up in warm humid stretches on lawns that were watered in the evening and fed heavily with nitrogen in late spring. Water before dawn, keep spring nitrogen modest, put the real feeding in October, and most people never see it. Wind desiccation is the local wrinkle: an exposed west-facing fescue lawn in February can burn brown while the soil is frozen and the roots cannot resupply, which looks alarming and usually recovers. Install in early fall for the best result, spring as a second choice, and never in June.
